Baby boosts the Murcia boom

Low cost airline BMI Baby is the latest in a long list of UK carriers to launch a new route into southern Spain's Murcia San Javier airport.

BMI Baby's new service from Cardiff will operate four days a week from the end of March, adding to an ever lengthening list of UK airports now offering frequent, scheduled services to and from Murcia San Javier.

In the South East of England, regular year round flights are available from Gatwick, Luton, Stansted and Southampton and there are services from Bristol in the South West. From the Midlands Murcia can be reached from both Birmingham and Nottingham East Midlands airports and in the North there is an extensive choice of flights from Liverpool, Manchester, Leeds and Newcastle. In Scotland and Northern Ireland passengers can select from the services available from Edinburgh, Glasgow and Belfast airports.

The growth in services from the UK has contributed significantly to the increase in passengers at Murcia San Javier. Nearly 1.65 million passed through the airport in 2006, an increase of 230,000 passengers or 16% on the 2005 volume, which had already seen a massive 67% rise on the 2004 total. The figures make the airport one of the fastest growing in Spain.

The benefits of widely improved accessibility to the Murcia region can be clearly seen. Improvements to the infrastructure are advancing quickly with hundreds of kilometres of new motorway currently being added to the area’s already efficient road network. New schools, hospitals, commercial and shopping centres are either opening or are under construction and there is huge investment in residential property ownership from both the Spanish and from Northern European buyers. More Britons bought property in the Murcia region than any other area of Spain last year.

One of the most popular choices for holiday home buyers and investors is to buy off plan on a gated golf resort and there is a plentiful choice in Murcia. Market leader Polaris World , a developer familiar to many in the UK following successful TV advertising campaigns featuring golf legend and course designer Jack Nicklaus, is constructing seven luxury resorts built around nine golf courses. The first two of those are already complete and property investors have seen the values their apartments, townhouses and villas rise by up to 40% compared to the ‘off plan’ price they agreed two years ago.

This impressive performance is influenced significantly by the region’s enhanced accessibility. With a second runway being added to Murcia San Javier and a new international airport planned for Corvera on the outskirts of Murcia City, the boom looks set to continue.
